Tips on how to sell your condo fast

When you own one of the many appealing Little Italy condos for sale, and you
are in a hurry, you need to follow certain guidelines to help secure a good deal.
Below are a few tips on how to see your condo as quickly as possible.

  1. Set the right price
  2. You can look up online listings of properties of similar style and size in your area to work out a suitable listing price. Focus on the most recent listings that are already in escrow, meaning they have spent the least amount of time on the market.

    Depending on how fast you need an offer on the table, consider lowering your price to a few percentage points below comparable competing condos. It should, however, still be above the lowest price you would be willing to accept. For a more accurate estimation, engage the services of a local real estate agent. They will factor in such elements as the location of the property and proximity to amenities to give a more precise recommendation. Their knowledge of local market trends and access to potential buyers cannot be understated.

  4. Even with a well-maintained property, some effort is usually needed to give the impression of newness and being move-in ready. If you want to renovate, set a reasonable budget and consider what work will offer you the biggest bang for your buck. Consulting your real estate agent can be a big help in learning which renovations tend to impress buyers most.

    Usually, the kitchen and bathroom offer the best return on investment so consider work that will make the most visible impact. You can also visit nearby listings for open houses to see what other competing properties look like, and give a listen to potential buyers’ opinions.

  5. Stage the home
  6. Unfurnished properties tend to sell at a slower pace than those that are well staged. It is all about visualization because furnished homes allow buyers to imagine themselves living there. You can hire a professional to do the staging or do it yourself. Remember to depersonalize the home. Family pictures and sports collectibles can be distracting to potential buyers.

    If you live in the condo, consider hiring a professional cleaner to get rid of minor carpet stains and dirty grout. You can DIY minor fixes like leaking faucets, dead light fixtures, and applying a fresh coat of paint on kitchen cabinets.

    Part of engaging with potential buyers during a visit or open house is answering their questions. Be knowledgeable of as much as possible including any HOA regulations and nearby amenities.

  7. Cover closing costs
  8. To help secure an offer from a buyer, offer to cover the buyer’s closing costs. This can account for as much as 2-5% of the purchase price, and includes expenses
    such as notary fees, insurance, property taxes, and inspections. If you can afford it, making such an offer will move the process along faster and help secure the commitment of potential buyers.
