Buying a condo vs. buying a single-family home

Condominiums and single-family homes are two common property types that offer a different set of pros and cons. If you’re looking for a new home and are not quite sure whether a condo or a single-family residence is a better fit for your lifestyle, take a look at some of their differences below:

Advantages of condos

  • Amenities – You get to choose from a wide array of features and amenities if you’re in the market for a condo. Condos typically offer shared features including fitness rooms, spas, outdoor BBQ areas, jogging paths, clubhouses, sports facilities, and more.
  • Maintenance services – Condo owners are generally responsible only for their unit’s interiors. Many developments cover maintenance tasks such as lawn care, roof cleaning, exterior painting, and so on.
  • Top-quality features – If you’re looking for some of the best features like granite countertops, modern bathroom fixtures, and open floor plans, newer condo developments usually have them.
  • Security – In addition to the close proximity between members of the community, most condo developments also feature security staff and state-of-the-art security systems.

Disadvantages of condos

  • Close proximity to neighbors – The only thing separating you from your neighbors are walls, which can be a problem if people living right next to you are too noisy.
  • Increasing condo fees – If it’s an older development, residents might expect to pay higher fees to cover plumbing, roofing, and other exterior maintenance tasks.
  • Restrictions – Living in a condo means being a part of a community, so you’ll have to conform to certain rules such as designated smoking areas or allowed number of pets, etc.

Advantages of single-family homes

  • More privacy and space – A single-family home is its own, separate structure which means more space and more privacy.
  • Increasing value – The value of single-family residences usually increases over time. The purchase of a single-family home is more like an investment.
  • Outdoor space – Have a green thumb? A single-family home will give you the outdoor space to enjoy your gardening hobby, as they normally have their own front and back yards. If you have kids or pets, they also have a grassy area to run around and play in.
  • More freedom – Single-family home owners are free to design and renovate their home however they want, unlike condo owners who need to follow certain rules and guidelines when it comes to customization.

Disadvantages of single-family homes

  • Higher prices – Single-family homes are usually pricier compared to multi-family properties.
  • Maintenance and cleaning – Unlike condo residents, single-family home owners need to look after both the interiors and exteriors of their home, which can be more time-consuming. And since there’s more rooms and more space in most single-family homes, cleaning your entire home can be tedious as well.
  • More expensive amenities – Having your own gym or swimming pool is more costly when you’re a single-family home owner. In condos and other multi-family properties, you share the cost with other owners, and a professional team is in charge of its maintenance.
